Gravesend move-out cleans

End of tenancy cleaning in Gravesend

Our move-out prices in Gravesend are fixed by size, from £130 for a studio to £370 for a five bedroom house, with the oven and full descaling included. Gravesend is a town of around 110,700 people, which means a great many tenancies ending every month and a great many inventories compared line by line, and yours is the one with your deposit attached. No call-out fee, no travel charge, and a free re-clean within 48 hours if we miss something.

How much does end of tenancy cleaning cost in Gravesend?

From £130 for a studio to £370 for a five bedroom house, fixed by bedroom count. Products, equipment and travel are included and there's no call-out fee. The price is identical to the one we charge on our own doorstep in Greenhithe, because a postcode isn't a reason to pay more.

Our 2026 end of tenancy prices in Gravesend
ServicePrice
Studio£130
One bedroom£160
Two bedroom£200
Three bedroom£250
Four bedroom£310
Five bedroom£370

Whole property, cleaned empty of personal belongings, oven and inside windows included. Furnished lets are fine. No call-out fee and no travel charge to Gravesend or anywhere else we cover.

A worked example

A four bedroom house is £310. Add machine cleaning of carpets in four rooms at £25 a room, which is £100, and the job comes to £410. Drop that to two rooms and it's £30 a room, £60, so £370 in total. The rate falls at three rooms or more, which is why it's worth telling us the whole list up front.

What is included in the fixed price?

The whole property, cleaned empty of personal belongings, worked against a checklist you receive before we start. Furnished lets are fine and the price doesn't change. Inside every cupboard, inside the oven, full descaling of taps, screens and tiles, then joinery, glass and floors in that order. Nothing on the list is optional and nothing is added on the day.

  • Kitchen

Oven inside, hob, extractor filter, cupboards emptied and cleaned inside and out, sink and taps descaled, floor washed to the edges.

  • Bathrooms

Shower screen, tiles and grout descaled, bath, basin and toilet cleaned inside and behind, extractor vent dusted, chrome polished.

  • Bedrooms

Wardrobes and drawers cleaned inside, tops of units, skirting, radiators, light fittings, window sills and tracks.

  • Living areas

Shelving, picture rails, radiators, cobwebs, marks off paintwork where they lift safely, floors last.

  • Glass and joinery

Inside glass, frames and tracks, all inside the fixed price, plus doors, handles, switches, sockets and bannisters.

  • The checklist

Sent to you in writing before the visit, so an agent can be handed the same document you were.

Add-ons keep their published prices here too. Machine cleaning of carpets is £30 a room, or £25 a room for three or more rooms, with a £60 minimum visit. Fridge and freezer interiors are £15 each.

Can a landlord in Gravesend require a professional clean?

No. The Tenant Fees Act 2019 means a landlord or agent cannot require you to pay for professional end of tenancy cleaning, and cannot require you to use a particular cleaner. What they can do is deduct from your deposit if the property comes back dirtier than the check-in record shows, allowing for fair wear and tear.

You don't have to book us. Here's the honest case for it.

Cleaning is still the most common cause of deposit deductions, and over half of deposit disputes involve cleaning. In a town of this size that's a lot of people losing money over an oven door and a shower screen.

So weigh it as a risk rather than a duty. A studio at £130 against a likely deduction of more than that is a straightforward decision. A small flat you've kept well, with a light inventory, probably isn't worth spending on at all, and you should hear that here, before you send us anything. The full picture is in our guide on whether landlords can charge for cleaning.

Which clean does a Gravesend move need?

Keys going back means this page. Keys coming to you means a deep clean, which is cheaper and covers the same ground for a property you're about to live in. Staying put and wanting help means regular visits at £19 an hour with a two hour minimum.

Why can a Greenhithe business cover Gravesend at the same price?

Because of the corridor. Gravesend has a population of around 110,700 as of 2024, and the Fastrack bus route links Greenhithe, Bluewater, Ebbsfleet and Gravesend on a single run, with the North Kent rail line and Ebbsfleet International alongside it. That's how we serve Gravesend without a surcharge, from Greenhithe, which is where we actually are.

The cleaning problem travels along the same chalk. North Kent sits on it, the local water is hard, and hard water leaves limescale on taps, shower screens and inside kettles and ovens. Over a two year tenancy that builds into something a spray and a cloth won't touch, and it's the first thing an inventory clerk photographs. Removing it takes the right acid, proper dwell time and a second pass, which is why descaling is its own named item on the checklist. It's also the best part of the day, when the screen goes clear and the taps come back to chrome. The business is named after that chalk, so we'd look silly being bad at it.

An empty open-plan flat with a white fitted kitchen along one wall, bare walls and a wood floor.
An empty flat with the kitchen still fitted, the usual shape of a move-out clean.

What does the 48-hour re-clean guarantee not cover?

Four things, published right beside the promise: pre-existing damage, permanent staining, mould, and areas we couldn't get to on the day. Those are the four a guarantee in this trade excludes, and they're printed here so you can see them before you book. A re-clean puts our own work right.

Everything else on the agreed checklist is covered. Tell us within 48 hours and we'll come back and re-clean the affected areas free. Send over whatever the agent or landlord flagged and we'll handle it. The 48 hours is there so you can raise it while it still matters. The re-clean itself is booked for the earliest time you can give us access.

You pay after the visit, once the work is done.

Before our first clean, public liability insurance will be in place and every cleaner will have a DBS check. As soon as those certificates exist they'll be published right here, and every written quote includes our insurance certificate and DBS details before you pay anything.

What else do people ask about a Gravesend move?

Do you actually come out to Gravesend?

We do. Gravesend sits on the same Fastrack corridor as Greenhithe, Bluewater and Ebbsfleet, so it's a run we're on anyway and there's nothing added for the journey. There's no shop and no depot behind us, so every job is one we drive to.

How long does a move-out clean take in a three bedroom house?

We plan most of a day, and more than one cleaner on a property in poor condition. The price stays £250 either way, because the ladder is set by bedroom count. A property that takes longer than we planned is our risk, not a variation on your invoice.

Can I book a clean for a property I rent out?

Yes. Landlords and agents pay the same published prices as tenants and get the same checklist and the same 48-hour guarantee. Put the viewing or check-in date on the form and we'll work back from it, because a property between tenancies may need to photograph well too.

What if I have already cleaned most of it myself?

The price doesn't drop, so think about whether you need us at all. Where a part clean does make sense is the kitchen and bathroom on their own, which is where deductions come from. Tell us what's left on the form and we'll say honestly what's worth booking.

Do you clean student and shared houses?

Yes, and the ladder is by bedroom count, so a five bedroom shared house is £370 however many people lived in it. If each room is being checked out separately, say so on the form, because that changes the order we work in. The price stays where it is.

More on this service, and nearby towns

The whole checklist and every add-on price sit on our main end of tenancy cleaning page. For everything else we do in the town, see cleaning services in Gravesend. Moving along the corridor? We publish end of tenancy cleaning in Swanscombe and end of tenancy cleaning in Dartford too.

Moving in this week? A one-off deep clean is the right buy. Inventory names the carpets? Add carpet cleaning to the same visit and save a second appointment.
